At Choice rentals we aim to offer a clear and transparent charging structure.
We have researched the local competition and priced our services extremely competitively.
A summary of our Landlord charges are as follows :-
- Fully Managed Service = £199.00 set up/administration fee and £50.00 per month flat fee *
- Tenant find only Service = £250.00 one off fee**
- Tenancy Renewal charge = £30.00
- Inventory preparation ingoing & outgoing = FREE
- Arrangement of Energy Performance Certificate (EPC) = £60.00
- Arrangement of Periodic Inspection Report = £80.00
- Portable Appliance Testing (PAT) from = £30.00
- Gas Safety Certificates = £65
- General decor, carpets & furniture = Price on Request
- Cleaning and Rubbish removal = Price on Request
- Copies of documents = £10 per item
* Please note that unlike other letting agents who charge a percentage we charge a flat fee of £50 per month. This is regardless of the rent achieved and often works out far cheaper than charging a %.
A summary of our Tenant charges are as follows :-
- Application & Administration Fee = £60.00 per person***
***Any applicant wishing to apply for any of our properties must complete our usual tenant check documentation and pay a £60 administration cost per person. This fee is taken to cover the relevant checks undertaken in vetting you as a suitable tenant. The tenant administration fee is non refundable in the event of you either failing the checking criteria or a let not behind taken forward for any other reasonable reason. All landlords must be comfortable with the fact that potential tenants for their property are being charged an application fee.
** We charge a standard fee for finding a tenant for your property. We will assist in completion of a suitable tenancy agreement. We will pass in full the bond/deposit to yourself and give you written guidance on how to register that bond within an approved scheme. It is the landlords responsibility in tenant find only applications to register the deposit within the current legal timelimit.
